Eric as Your New Orleans Buyers Agent, How it works??

 

     In Louisiana the person you are working with is considered your buyers agent.  The listing agent is the realtor who has the listing.  An agent can easily be your buyers agent and another persons selling agent.  All agents work this way.  Many agents tend to be listing agents as they have more contacts.  The newer agents have more buyers as that is the easier contacts to get when they are new.  Few try to have a 50/50 split because it is a lot of work and harder to do. 

    There are several things you want in a Buyers Agent that can make your experience more profitable and more carefree. 

1. Knowledge of the process of purchasing and selling a condo in this market.

2.  Knowledge of the area where you are looking for the property.

3.  A record of Success in getting the deals done.

4.  The ability to give you the pros and cons on each property.

5.  One who looks at the resale value when you are buying today.

6. One that know what places are worth in today’s market. 

7. An agent who can quickly give you the like properties that have sold in the recent history.

8. An agent who can give you the pros and cons of a particular condo association.

9. One that can help you with financing as condos are not as easy as homes in today’s market.

10. Knowledge of all areas as many buyers can change their mind as to where they would like to be.

       In order to be a good buyers agent you have to be doing this full time.  Having the experience of hundreds of sales does help.  New Issues tend to pop up even when you thought you have seen everything.  There are few agents that have sold over 200 condos in the New Orleans Market.
