Metroview Condos, In Center of Metairie gets FHA approval….

The Metroview Condos at 3805 Houma between East Jefferson Hospital and Veterans Blvd is now an FHA approved condo. This is a big deal as they will become easier to sell and resell for the current owners. The FHA allows you to put 3.5% down on your purchase. At a 4% interest rate you can live here while you build equity. Much cheaper than paying rent at this point. Your monthly principal and interest is $502.17 on the condo if you put down the least amount $3815.
The condo fees are moderate for all the units. They cover exterior insurance, water, some flood, maintenance of common area, and up keep and cleaning daily of the common areas. The $152 condo is moderate for what you gets. Taxes with a homestead exemption on the small units is less than $400 per year.
The Metroview is centrally located in the heart of Metairie. The units start at $109,ooo for the one bedroom town home style unit. There are two and three bedroom condos as well. They are new and have never been lived in. I will have more about these in a later blog.
The Metroview features 2 swimming pools, an exercise gym, gated parking, gated entrance, common areas, pet friendly, private balcony or private patio, new kitchens, professionally managed on site and well taken care of. Walk to at least a dozen places to eat and even mmore to shop as Clearview Mall is 2 blocks away.

Marion Court Condos, 3723 Marion Court ! Good Buys for around 95-115k in Metairie!

The Marion Court Condos in Metairie on Marion Street right off Veterans behind the Barnes and Noble Book Store is a great location. The small complex of 19 units is an apartment conversion remodeled in 2004.
The unusual thing is that there is so much parking and common areas. It gives you a big feel as there are three separate buildings with balconies, courtyards and common area space.

When looking for condos in the 100k range in Metairie, location is the most important factor along with how the condo association maintains the common areas and the buildings. The 3723 has a great location and the 2004 redo is still fresh. The unit pictured below is a second floor unit priced at $115,000. There is another availiable for $98,000 on the first floor. There was a recent sale of one of the two bedroom units.

The condo H is a corner unit on the second floor that overlooks the courtyard. It is one of the few that has two designated spaces and looks very fresh. All the appliances including washer and dryer in the hallway stay with the condo. The condo is 632 sq. ft of living area. The moderate condo fess are $160 which covers insurance, exterior upkeep, water, common area upkeep. The secure entrance is by code.

The kitchen and baths were gutted during the remodel so the cabinets, appliances, tile counters, were all finished in 2004-2005. There are wood floors in the den along with crown molding and a designed paint job. Its just move right in quality. The rooms are spacious for a condo. There is a small balcony off the bedroom. The unit gets a lot of natural light and the area is very quiet with well behaved neighbors.

The Complex has recently been approved for FHA loans by Wells Fargo. This means 3.5% down and the seller can help with closing cost. Why pay rent at this price.

Zea’s Rotisserie and Grill another New Orleans Treat, a must eat!

Zea’s Rotisserie and Grill in Harahan was the first location in 1997 and has been growing since that time. It was converted from an old Toddle House and has developed into another New Orleans experience in cooking. This has been one of my favorites since that time. Its like you do not want to try anything new. I like the Thai Ribs, corn grits and dirty rice and that is generally what I tend to order. A half rack should fill any person up. You can get flavored tea or regular tea and its just plain good. I will try the varieties of tea as a change.
Yes, I have tried the salads and the trout but I come back to what brought me here. The Ribs as they fall of the bone in the tasty sauce. I can never remember having something that I have not liked at Zea’s. Now there are several locations and they have expanded outside of Louisiana. In New Orleans and surrounding areas people do go to places that have great food. Its good at lunch or dinner.
Zea’s is also smart. Every year around the holidays the sell gift certificates for 20% off for the following year. I guess they think people are going to lose them or they will go unused, however I know where mine are and it give me a great excuse to go again. You can get the meals to go which a lot of people do at the origional location. Its come a long way since the Toddle House. See you there? We can talk about New Orleans Condos!
