    The Condos at 3300 St. Charles Avenue known as the Commodore Condos and have a high per-centage of studio condos.  There are several one and two bedroom units in the building but most are studios.  most units have parking, wood floors, small separate kitchens, large bathrooms, and decent views.


     The complex is next door to the Fresh Market Grocery near the corner of Louisiana Avenue.  It’s a great location on St. Charles Avenue.  Makes a great place for a small second home and a home for students who do not need a large condo.  Condo fees are reasonable.


    Enjoy the historic courtyard and the park across the street on Toledano Street.  Catch the Streetcar and leave the car at home.  There are  31 units are in three stories with a gated parking area in the rear.

     This is the side entrance for the condo #4. Just open the gate and the door to the building and this unit is right there. Your living and bedroom are in one room. You have a small kitchen and breakfast area and a large bath by condo standards.


     The units are very energy-efficient and light and bright. This unit is priced at $132,994 with low monthly condo fees of $140 per month which covers water, trash, insurance, up keep of the building and the common areas.  The building is very quiet and is in good shape.

The Elmwood Oaks Condos in Harahan 70123, 832 South Clearview offers some great values with low condo fees and lots of nice common areas.

    The Elmwood Oaks condos were built as condos almost 30 years ago. They are a short walk to all the retail and eating places on Clearview Parkway and retailers in Elmwood Shopping Center. The condos are an easy commute via Jefferson Highway or River Road. Jump on a Earhart Express for an easy commute downtown.


     The 101 units are mainly 2 bedroom units spread over 5 building and 3 floors. Each floor is gated with a security code. There are a few one bedrooms and a few three bedrooms. The first floor units have a private courtyard and the other units have a balcony.  Both have storage outside. Parking is very easy for 2 cars and guests.


      The amenities include a large courtyard and swimming pool . Tennis courts and plenty of common area that is always well maintained.  You have elevators to each floor and easy stairs at each end of the building.


    The condos are well maintained and managed. The association is well-financed. The condo fees are very low ranging from $216-$233 for the two bedroom units.  The condo fees cover the exterior maintained, water,trash, common electricity, yard and pool upkeep. Just a lot of your money.


     If these condos were in Orleans Parish 5-6 miles away they would be 275k to 300k for a condo with this many amenities. The condo fess would be about twice as much. There are 3 condos currently for sale with prices ranging from $114,900 to $135,336. Any of these buys would be cheaper than paying rent at these low-interest rates. Prices have been steady or down for a couple of years.


     Elmwood Oaks is always in my top three for condo associations in Metairie, Harahan, River Ridge areas of East Jefferson.

      This is a good example of a unit that has been updated with wood floors, freshly painted, new kitchen appliances, new bath vanity, nice fireplace and newer light fixtures. It’s a two bedroom and 1.5 baths on the 3rd floor corner.


The third floor has vaulted ceiling and a private balcony plus a storage closet.  it’s over 1000 sq. ft. of living. Laundry room is full size in the hall. Master bedroom is good size.


    Use the elevator or stairs to the hallway on the third floor.  Enter the code to the floor.  There are 8 units on the floor. This is a corner unit. Both bedroom have windows to the outside overlooking the parking lot. There is a lot to be said of a corner unit on the top floor. This is the most updated unit in the complex. There is also attic space with pull down stairs for extra storage.

The “Bakery Condos” in the New Orleans Warehouse District, Yes it was once a Bakery…

The Bakery Condos located at 1111 S. Peters in the Warehouse District of New Orleans was once a Holsum  Bakery.  It was turned into apartments and then into condos about 10 years ago.  You can still see the ovens in many of the units.

The roughly 65 units are generally smaller size units than many other complexes in the Warehouse District.  One thing that sets it apart is that almost all the units have parking in a garage or secure lot behind the building.

The units were converted into condos about 10-12 years ago.  recently it has been upgraded with painting of the atrium area and much more.  Condo Complexes all need a cosmetic face lift about every 10 years.  The condo association has become very active with various upgrades and have become self managed recently.  It has made a big difference in the appearance of the common areas.  Looks so clean and refreshing….

     The four-story building has elevators near the front gate and stairs as well.  There is a small gym on the first floor and a patio and pool on the third floor in the rear of the complex. It’s a great area to meet your neighbors and grill.  Plenty of tables and chairs by the pool for this.

      You are a few blocks from the interstate and Mississippi River Bridge.  You are across the street on S. Peters from a park.  Th Convention Center is across the park.  It’s an easy walk to the French Quarter, The Super Dome, Fulton Street, and all things in the Warehouse District.

Listed at $309,409 this is the least expensive 2 bedroom condo in the Warehouse District.  it is a top floor corner unit overlooking the pool and patio area of the Bakery. It has garage parking for one car. The condo is about 975 sq. ft. of living and is a tow bedroom and one bath.

The unit #409 features lots of windows with plenty of natural light and wood floors, brick walls, high ceilings and is a corner condo. Both bedrooms are on the second floor.  The condo fees are moderate.  Water, Insurance, Exterior Upkeep and amenities are all included in the monthly condo fees.

Gallery Row Condos, 448 Julia Street in the New Orleans Warehouse District, Plus a Studio Penthouse

        I just got a new listing in this complex and thought it was a good time to revisit the Gallery Row Condos on Julia Street and show you my new listing.  The 448 Julia Street Condos are steps from Magazine Street and in the center of the New Orleans Warehouse District.

     The Gallery Row Condos are at least 4 building that almost over the 400 Block on Julia Street.  The 2 front buildings that face Julia Street are the oldest of the building. Behind these two historic structures are two more building built at a later date when the building were apartments.  There is also a large garage on the first floor and a lot on Magazine Street for the residents.  Almost every unit has a parking spot.

    The 49 units in the condo association are different as it covers 4 buildings.  Some will have large windows, exposed brick and beams, high ceilings while others will not.  Most of the units are one bedrooms but there will be some 2 bedrooms.  The moderate condo fees have always been a plus.

     The Gallery Row Condos have had some nice upgrades lately with new tile and paint in the hallways from the entrance to all the hallways.  This has to happen about every ten years to give the complex an uplift and a nice clean look.  This is the way the complex increases in value and demand.  Few buyers want an old and funky look.  See the photo below with the new tile in hallways going to elevators.

     The 448 Julia Condos features a nice roof top viewing area with small pool.  A great place to get a 360 degree view of the city.  A place to grill and relax.  There are several courtyards between the buildings that are neat and well-kept.  There is a small gym on the first floor.  A secure entrance to complex and garage will give you that secure feeling.

    Yes, it is small studio with a great location on top of the building.  Great views and steps from the pool and rooftop viewing deck.  You are all alone with no neighbors.  You have everything you want for a weekend place in the heart of the Warehouse District.  Easy to clean and take care of as it all in one room with a bath and small kitchen. The present owners come in on weekends and events and park in a pay for park  lot behind the condo complex.

    The area of Julia and Magazine is always fairly busy as the World War II Museum is down Magazine and the Childern’s Museum is in the next block on Julia. The Convention Center and new Outlet Mall is 4 blocks away and the French Quarter is 8 blocks away.  Right now this is the only unit for under 200k for sale in the Warehouse District of New Orleans.

     It is one of a kind since there are few units this small. I have never seen one as a studio on the top of the building like this one.  There are very few studio condos in the Warehouse District but this is one that has location, location and location going for it.  There are many small units in the French Quarter like this one but none will have city views like this one. They are slave quarter units in the back of a larger building.

The General Pershing Luxury Condos, 1735 General Pershing, New Orleans, La. 70115

      The General Pershing Luxury Condos in Uptown New Orleans are like new.  I like to call this type of condo a Neighborhood Condo that happens to be in a great neighborhood several blocks from St. Charles and the St. Charles Ave. Streetcar line.  It happens to be near a lot of destinations but is nestled in an upscale neighborhood of historic homes.

      The open design of he units are great for entertaining.  The apartment building dates from the 1920’s and every effort was made to preserve the fixtures and feel of the era while giving you an almost new condo.

      The condo association has four large units with each unit having at least 1500 sq. ft of living area plus a garage and a large storage area in the basement.  Secure entry to the  complex and a courtyard in the rear of the complex with another exit.  Each condo features lots of natural light, recessed lights, ceiling fans, high ceilings, crown molding, wood floors, new kitchens, new baths, freshly painted inside and out.  Its almost like new.  You will have to check oout the finish work and the hardware details.

     The open floor plan and the fact that the units are all on one floor makes them live even larger than the numbers indicate.  Each condo has two bedrooms and two large baths.  The laundry hook ups are in the hall bathroom.

Each unit has a large storage area in the basement attached to the garage.  Who would pass up storage.  Its easy street parking for your friends and visitors.  You will have them because almost all the Mardi Gras Parades are within tow blocks from your door step.

Pontchartrain Place Condos on the Lake in Metairie, New Listing…..#329

The Pontchartrain Place Condos  located at 420 Old Hammond Highway are adjacent to the Lakeview area of New Orleans which is one of the hottest neighborhoods in New Orleans Real Estate. Its very hard to find things in this neighborhood for much under 300k.  This condo is priced at $179,329 with a lot of amenities.  Its an easy commute to a lot of areas of New Orleans and Metairie.  The Lake levee is across the street and the area provides lot of outdoor activities.

Pontchartrain Place Condos has some great features as you can see in the slide show below.  The parking is in the gated secure garage which is the bottom floor with assigned parking spots with plenty of guest parking.  There are two elevators to the upper levels and tropical courtyard areas.  Each unit has a storage closet in the parking area.

The tropical courtyard, spa and pool are top notch.  The common areas are well kept. The clubhouse is a common area that is open to all residents with some nice lake views.  All the units have balconies  with exterior views.

The unit #329 is a two bedroom and two bath condo with over 1000 sq. ft. of living with a balcony on the third floor over looking the courtyard and pool.  There is no one above you.  One of the bedroom is a loft style bedroom up with its own bath.  Both bedrooms have plenty of natural light.  The vaulted ceiling make all the rooms look and feel larger.

The open floor plan has the kitchen open the living area towards the balcony.  The wood floors are in the living room.  The washer/dryer are in closet by the kitchen.  All the bedrooms have ample closet space for a New Orleans Condo.  All appliances stay with the unit.

The condo fees are very reasonable for all the amenities that you have. Water, sewerage , trash  and Insurance are include in the fees.  Plus the upkeep of the common areas are in these fees as well.  Both bathrooms and bedrooms are large by condo standards.

      The St. Charles Garden Condos is 93 units spread over the 6 floors with all the units having an exterior view with a balcony and very similar floor plans for all the two bedroom and two bath units.  The units have secure gated parking with each having an assigned spot.  This is very valuable.

     The location is in the center of Uptown New Orleans almost in between the Central Business District and Audubon Park.  You have an easy commute to either or just take the streetcar when the days are nice.  This is an ideal location for medical students for LSU Medical or Tulane Medical Schools.  Its an easy commute to Loyola and Tulane undergraduate schools and the law schools of each.  If my kids were still in school this would would be an ideal place to live.  It is also a great location for a second home. 

    The amenties include a tropical courtyard and swimming pool on the ground level.  There is several elevators in the back and front.  All the parking is in a gated assigned spot.  The manager has an office on site.  There is a large laundry on the first floor for those large loads.  Most units have a stack-able washer and dryer unit in the condo.  Each unit has a small balcony with exterior views.  There is a well equipped gym on the 3rd floor.

   The condos were converted from apartments in 2005 and most were redone then to update the kitchens, baths and the isides of the units.  All the two bedrooom units have the same basic floor plan with kitchen at one end of living area and the balcony at the other end. Units get natural light without a lot of direct sun. The concrete construction keeps the noise down and the units well insulated.

Condo Unit for Sale is a 2/2 with assigned parking

      The condo is 950 square feet of living with the total with balcony of about 1000 sq. ft.  The livng area and kitchen have wood floors.  The kitchen has granite counters, stainless appliances, the baths have been update.  Master has a shower and the hall bath has a tub. The unit unit goes from the courtyard to the exterior wall so you have a bedroom on each side of the bath.  The Master Bedroom  looking to the outside  with the second bedroom towards the courtyard.

    The condo fees are $400 per month for the two bedroom units.  The fees include water, sewerage, garbage, insurance of the building, Upkeep of the common areas, management fees and maintenance of the common elements.  The condo association has very adequate reserves.  They are paying for new elevators out of the fund so there is no assessment.  This is a sign of an healthy condo association.

Julia Place Condos in the New Orleans Warehouse District, New Listing…..Priced to sell at $209,310.

      The Julia Place Condos at 333 Julia Street in the New Orleans Warehouse District is like being in the center of the Warehouse District.  You are close to everything and easily walk fro the Convention Center to the Super Dome, World War II Museum, Harrah’s Casino and the French Quarter.  Its also easy to hop on the interstate or walk to St. Charles Avenue to catch the street car.

     The Condo #310 is one of my favorite floor plans in the complex because the rooms are large and the amount of windows you have looking into the atrium.  Just a lot of natural light.  I took this pictures on a cloudy and overcast day but still the unit was bright and cheerful….

      The multiple windows, high ceilings, concrete beams, original wood floors, updated kitchen, updated bath and large master makes this condo feel much larger than the 677 sq. ft. of living.  The Third floor has some of the highest ceilings in the building.  The unit has a good bit of storage with extra closets in hall and in master above the regular closet.  The living area is 16×19 with enough room for a breakfast area next to the kitchen.

    The condo fees are among the lowest in the Warehouse District with Julia Place having some of the nicest amenties.  The condo fees are very reasonable at $229 per month.  That includes water, trash, exterior cleanup and maintance, insurance plus all the amenties that you have to enjoy.  Parking does not come with the unit but you can park within 2 blocks in lots that have availiable parking.  Many people are second home people that may let you park in there spot while they are not here….

The Federal Fibre Mills Condos in the New Orleans Warehouse District, New Listing in a favorite building… Condo #413

     The Federal Fibre Mills in the Warehouse District located at 1107 South Peters has always been a favorite of mine.  Its a block from the Convention Center, several blocks to St. Charles Ave. and a longger walk to the French Quarter.  Today I parked there and walked to French Quarter Fest at Jackson Square.  The building is becoming a favorite for second homers because you get a lot and can get all over town quickly.

    The association features some of the nicest tropical courtyards that you will send in the Warehouse District.  The grand lobby is second to none.  The staff and management are all top notch.  You have the spa and pool in the courtyard.  The gym and rest rooms are just across the way.  The grounds are always kept up and used by the residents to grill and just hang out. You need not go outside the building.  Pets are welcome and people take care of them as well.

   The Condos all have some common features.  Exposed Beams, Exposed Brick, Large Warehouse Windows, Lots of natural light, high ceilings, exposed metal supports and wood ceilings that were oonce forming boards for the concrete between the floors.  All the condos have a gated  parking spot in the lot half a block away. Its a large lot that is rarely ever fully used.  All the units have their a/c from a central chiller system that is very efficient.  The condo fees are higher as your ac is include in them. But the electric bills will be very low…

     The Warehouse District Condo #413 is offered for sale for $249,413.  Its about 900 sq. ft of living with a loft bedroom.  You can see the updated kitchen and bath.  Bamboo floors are on the main living area with tile in the kitchen.  The city views form the 4th floor are top notch day and night.  There is a decent amount of storage on the lower and upper level.  The unit has been freshly painted down.   

     All appliances stay with the unit including the washer/dryer that is in the kitchen closet.  The elevators are right down the hall to the lobby and in the rear to the courtyard.  The condo fee is $461 per month but does incluse the a/c which is easily $100 per month in New Orleans and the parking comes with the unit. Water, Insurance, Exterior upkeep, staff and management are in the fees.  The condo association is currently well funded.
