835 Julia Condos in New Orleans Warehouse District, Last Conversion…

       The developers of 835 Julia could not picked a worst time to convert this building on the corner of Barone Street and Julia Street into condos.  The market was doing good unit they were beginning to finish the project in 2008.  Financing became very hard and demand begin to slacken.  This area was just getting developed at the time.  Now with Rouses Supermarket down the Street and demand high this has become a much better place to purchase.  The problem now is that there are none for sale. 

      The 24 units over the 4 floors gave you that moder feel with stained concrete floors, high ceilings, open floor plans and large windows.  Al the condos had parking.  Everything was new as this was almost new construction with the framework of the old building.  It was not converted into apartments.  Th first floor was all parking and storage units for the condos.

      Once we got past the 2008 downturn they pretty much sold out by mid 2009.  One interesting note was that the developers offer several of the larger units partially furnished so that the buyer could have them finished off as the purchaser liked.  I almost sold one of those but the buyer got cold feet.  Bet he is kicking himself now.

     The area around this 835 Julia has really developed into a neighborhood of its own.  The New Orleans Warehouse District is moving this way and the addition of Rouses made the area.  There are lots of work taking palce in the area as construction and renovation picks up at a much faster pace that anyone would have thought.

      Being close to the New Orleans Arena and Super Dome is a big plus.  Being close to the St. Charles Streetcar line and the new line on Loyola makes this a great location that was once just too far out for some.  We will look back and say “How did we not see that” Real Estate does tend to work that way.
