The Rotunda Condos in New Orleans, 330 Julia Street, Review and a new Listing…

The Rotunda Condos located in the center of the New Orleans Warehouse District is nearing a sellout from the developer. Its located at 330 Julia Street. Over coming a difficult selling period in 2008 to 2011 was a giant challenge for any developer. As the final tenants are out the developer is selling the final units. Soon the condo association will take over from the developer.
The condo complex looks much improved since it initial sales start several years ago. Best thing about the complex is its location in the heart of the New Orleans Warehouse District. The complex has 68 units with one and two bedroom units. Over half have parking in the basement and the rest can park in the lot across from Emeril’s for $110 per month as per an agreement between the parking lot and the developer.
Common area features include a secure entrance, professionally managed, roof top viewing area with a small cool off pool, common meeting room, exercise gym on the first floor. Moderate condo fees and is well maintained. Most of the areas are new and fresh.
The photos on the slide show are from a new listing #207 which is a large one bedroom that has been updated. It is currently selling for $205,700 and is in excellent condition. High ceiling and natural light from the large windows make it easily feel like that. The rooms are large by Warehouse District standards. Updated kitchen, all appliances stay and a decent amount of storage in the condo.
There are 12 units in the building left to sell and they are all one bedrooms and range in price from 200k to 230k. Most of the units are for sale from the developer. He put these up for sale as the last of the renters are most likely gone.

French Quarter Condo Price Reduction, 1020 Esplanade #103, plus parking and pool…

Now priced at $357,500 This large condo at 1020 Esplanade Avenue is one of the best buys in the New Orleans French Quarter for a large 2 bedroom and two bath condo. You add in a great courtyard and gated parking spot the condo even gets better. You have a large tropical courtyard with swimming pool in a 21 unit condo complex. Its an easy walk to the Marigny and the busy section of the Quarter. This is a very much a residential area.



The Esplanade condo is 1248 plus square foot of living. The large den was once a ballroom with high ceilings and brick fireplaces. A French Quarter parking spot is easily worth 30k and the common areas are priceless. There is one bedroom down and one bedroom and bath upstairs. The large den is 17×24 and has high ceilings with three large windows. You have a private alley entrance or through the secure entrance through the hallway.
Its been on the market for a while however it now has been reduced and the tenant has moved out. It now looks like it never has. Its easy to show and will always look neat and tidy. A sale with a tenant is always tough so the buyer can get what I call the tenant reward, a lower price because it has not shown well. However now that has been corrected big time. Parks and Green Spaces in the Warehouse District, more than one would think….

The Warehouse District offers three public parks – Lafayette Square and and the Mississippi River Heritage Park. Warehouse District residents are never more than a few minutes walk from a public green space. The Spanish Plaza and Piazza d’ Italia are more like rest stops. You are a streetcar ride away from tow of the largest municipal parks in the United States in City Park and Audubon Park off of St. Charles Ave.

See a Google map of each park. Some are green spaces and other are more of a place to relax and enjoy water and more water.

New Orleans Condos, What we call Lofts in the New Orleans Market..

This is a great example of a loft style condo in the New Orleans Warehouse District. Its at the Federal Fibre Mills condos located 1107 S. Peters , a block from the New Orleans Convention Center. Its got a bedroom on the second level overlooking the living area on the main floor.
The high ceilings of the old Warehouse Buildings made this possible. The Federal Fibre Mills was one of the first conversions in downtown New Orleans following the World’s Fair in New Orleans. The Real Warehouse District Lofts to get more looks at the complex.

The Federal Fibre Mills features high ceiling, exposed beams, old hardware, large windows and exposed bricks. The bricks and beams have not been painted since it was a rope and fibre facory built in 1896 along the Mississippi River.
This condo #413 has since added new floors, an updated kitchen and bath. It was just listed this week for $239,413. It comes with one parking spot in a secure lot half a block away. In this area of town a spot is easily worth 20k if you could even find one.

The Federal Fibre Condos features one of the best courtyards, pool, lobby, updated gym and grilling area that the Warehouse District has to offer. The secure entrance and on site management team are also among the best. The complex is very pet friendly. The concierge is on duty daily and they are there 24 hours over the Friday, Saturday and Sunday time period. There are 140 condos spread over the complex.

The kitchen has been updated and is actually located under the bedroom as is common with many lofts in this building. All appliance stay with the unit. The a/c is off a central chiller system and the a/c bill is worked into the month condo fee. You also get a great view of the New Orleans Sky line form the fourth floor. The last person that owned this got to see the Saints win a Super Bowl and walk to the Dome to watch LSU win a National Title. History does tend to repeat itself.
